Rainwater goods on a listed building are part of the listing. Profile, material, jointing and even paint finish are all scrutinised, and an unsympathetic replacement can trigger enforcement as well as damage the fabric.

We repair, replace and specify cast iron, copper and zinc rainwater systems on listed and conservation-area buildings, and provide the detail your consent application needs.

Do I need listed building consent for guttering?

Like-for-like repair of existing rainwater goods usually does not need consent. Changing the material, profile or appearance — most commonly cast iron to plastic — normally does, and applications to do so are frequently refused.

Consent decisions sit with your local planning authority, so we recommend an early conversation with the conservation officer. We supply the profile drawings, material specification and finish details that conversation needs.

Repair before replacement

Cast iron is often repairable long after it looks finished. Cracked sections can be replaced individually, joints re-bedded and re-bolted, and the whole run shot-blasted, primed and redecorated.

We assess each run at survey and tell you honestly which lengths are serviceable. Keeping original fabric is usually cheaper, and it is always the stronger position with a conservation officer.

Replacement to the correct profile and material

Where a run is beyond repair, we match the original profile rather than the nearest catalogue item — half-round, ogee, moulded and beaded sections, with correct brackets, ears and downpipe fixings.

Cast iron remains the default on listed work. Copper and zinc suit specific buildings and principal elevations. Aluminium is occasionally accepted on unlisted buildings within conservation areas where maintenance access is genuinely difficult, but only with the officer's agreement.

Working with architects, consultants and contractors

We work directly for owners and as a rainwater specialist to architects, heritage consultants and main contractors on listed projects, taking responsibility for the rainwater goods package.
